In terms of functional types, current projects are primarily focused on 3-4 star hotels, premium apartments, and student housing, with a preference for small to medium-sized units to avoid the increased on-site assembly workload associated with larger configurations.

The system is also highly effective for schools, hospitals, data centers, and offices. Regarding project requirements, modular construction is ideal for developments demanding rapid delivery, high-density fit-outs, and premium finishing standards, particularly where on-site construction is restricted by localized site constraints, harsh environments, or a shortage of skilled labor.

How does location impact modular projects?

Location is a primary driver of modular feasibility, specifically affecting four areas:

Logistics & Size:
Road widths, bridge heights, and tunnel clearances along the delivery route dictate the maximum physical dimensions of each module.

Site Constraints:
Dense urban locations require "just-in-time" delivery and specific crane positioning due to limited on-site staging space.

Regional Codes:
Modules must be engineered to meet the destination's specific environmental standards, such as seismic activity, high wind loads, or snow depth.

Economic ROI:
Modular construction offers the highest value in locations with high local labor costs, where factory efficiency provides the greatest cost offset.


What is the minimum scale required for a CIMC Modular project to be economically viable?

It depends on the company.

Larger projects allow you to tap into economies of scale, making developments more profitable for modular factories and the developers leading them.

Generally, we look for projects of at least 75,000 square feet (≈7,000 square meters).The more repeatable the development, the better the fit for modular.

What is CIMC Modular Building Systems role in the contract? Supplier? Head contractor?

CIMC Modular Building Systems can take a number of roles in the project delivery including supply only or head contractor.

Does a building have to be designed with CIMC Modular Building Systems in mind?

Yes, optimal results require DfMA (Design for Manufacture and Assembly) from the start. This ensures structural efficiency and seamless integration of MEP systems.

How long do your Buildings last?

Permanent modular buildings are designed to the same standards as traditional construction, typically lasting 50 to 60 years.

What are CIMC volumetric units constructed with?

Construction typically utilizes Steel for versatility, or Concrete for enhanced acoustic and fire performance.

How to connect the modules?

CIMC have a patented connector system of steel plates, locating spigots and holding down bolts. The system is assessed for each project and the structural stability underwritten by a third party consultant.

Do you provide the FF&E?

CIMC Modular will work closely with the client to select FF&E according to the Client brief and project specific requirements. Through this process, alternatives will also be suggested to give the client cost saving options.
All FF&E whether procured locally or off shore will be shipped inside the modules and will arrive to site in the rooms.
